Not necessarily. The book carries everything we have listed, including properties that have already been let or sold — it is useful as a record of what a street or a building actually goes for. Send us the reference before you plan a viewing and we will confirm the current status with the owner.
Yes. There is no nationality restriction on renting. You will normally be asked for a passport copy, and the owner sets the deposit and the length of the lease — both are written into the agreement before you sign.
Condominiums can be owned outright by a foreign buyer, within the 49% foreign quota that applies to each building. Land cannot be owned by a foreigner directly, so houses and villas are usually held on a registered long lease of the land with the building in your own name, or through a Thai company. Which structure applies depends on the individual property — ask us before you make an offer.
The figure on each listing is the asking price as the owner gave it to us: per month for a rental, total for a sale. Electricity, water, internet, common-area fees and any deposit are set by the owner or the building and confirmed in the agreement.
That is the owner's decision and it varies across the book — some properties are offered long term, others for a season. Tell us your dates when you enquire and we will filter for what actually matches them.
